Finding the right curb appeal for your home is important.  Consider these tips to be the X Factor which gives houses that certain pizzazz within days of listing while others languish on the market or sell below market price.

Curb Appeal Creates Enthusiasm

Houses that do well on the market are those that have that wow factor the moment they’re looked upon. This may appear to be common sense to many people but after a long-drawn-out sellers market; especially when multiple offers exist regardless of the true appeal of homes, it bears mentioning.

I truly believes that curb appeal is an essential requirement for creating that first impression of what your home may actually look like and your interior and exterior expressions should co-relate; furthermore, if your exterior is lacking in appeal, it creates the potential for buyers to discredit it and question what the inside may look like. As a matter of fact, she also believes in “drive-by effect” which means potential buyers will drive right by your home is the exterior looks like crap.

A number of things which could make or break your chances of selling a home including but not limited to the old adage, “You never get a second chance to make a first impression.”

Curb Appeal Brings in Multiple Offers

Homes that have the tendency of oozing curb appeal attract more buyers regardless of how fierce the competition may be. She says, if there were 4 houses in one neighborhood in roughly the same price range, if there was one in particular that exhibited superb curb appeal and potential buyer enter the property and the appeal is still striking, most buyers would want to place offers on the table for this property. Of course, the other three will probably go ignored. She says that some people will opt for purchasing a home based on appearance even if it means spending more money.

If you have intentions on marketing your home – or just add to the property value and your enjoyment of it – you have one of two options:

• Increase the curb appeal of your home to make it a competitive offer in today’s market, or
• Lower the price and market it as a fixer-upper.
