Picture Perfect: The Do’s And Don’ts Of Real Estate Photography

I found an interesting example online of how pictures can affect the selling process.  With so many aspects of the real estate marketing process going online, it’s more important than ever to figure out ways to capitalize on this new way of reaching consumers.

Carla Johnson and her husband were looking for a new home. They found some pictures of a home that did not really appeal to them. The pictures were primarily of old furnishings within the home rather than pictures of the house itself. After the owner was unable to sell the home, a relocation service purchased it. They then took pictures of the empty rooms and exterior and sent the pictures to Carla and her husband. Upon seeing these photographs both Carla and her husband knew they wanted to see this house in person and would then go on the purchase the home.

This home sold after the relocation service purchased the house and took pictures of the interior after it was empty. The realtor understood the type of photographs to take to make the house appealing to prospective buyers. She was able to present the home in its best light, highlighting the best features and emphasizing the space. With the furniture in the house the previous pictures viewed by Carla and her husband made the home seem small and out dated. This was primarily due to the furnishings that were featured within the house rather than emphasizing the house.

Carla became interested in the differences she saw and the perceptions the photographs gave to she and her husband. This inspired her to begin purchasing real estate property as investments and taking photographs that would make the houses more appealing to prospective buyers. While discovering this new occupation and interests in real estate and photography she wrote a book. The book is called Magnetic Real Estate Photography. It is essentially a guide for investors and realtors to use to learn how to properly take pictures of property and homes that will capture the interest of prospective buyers.

Carla emphasizes the importance of aesthetic appeal to homes and applies those through her photography. Capturing the home and all of the positive features of the home along with furnishing that will enhance the home and photographs are highlighted in her book. Many realtors, investors and individual homeowners who want to sell or buy a home, are beginning to utilize her methods of photography with emphasis on the best features of the home and furnishings. This has made her successful not only as a real estate investor but now as an author.

Having a good eye for home photos is something I bring to the table.  My listings sell fast, and one of the reasons is the level of effort I put into my photographs.
